Pre-renovation strip-out

Taking rooms back to a clean shell so that every trade finds a site that is tidy, measurable and free of surprises. A strip-out is not demolition: it stops where the structure begins.

A renovation starts badly when contractors discover the existing building at the same moment they have to price it. That is exactly what a strip-out is for: opening up the spaces, revealing the services and the state of the substrates, and allowing quotations based on what is actually there. The scope is agreed with you, and any element whose load-bearing role is uncertain stays in place until a technical opinion has been given.

What the service covers

  • Removal of floor, wall and ceiling finishes
  • Removal of non-load-bearing partitions and suspended ceilings
  • Removal of fitted furniture, kitchens and sanitary ware
  • Removal of internal joinery and removable fittings
  • Sorting of waste streams: rubble, timber, metals, plaster, bulky items
  • Removal from site and end-of-works cleaning

Frequently asked questions

What is the difference between a strip-out and demolition?

A strip-out removes non-structural interior elements: finishes, light partitions, suspended ceilings, fittings. Demolition affects the structure and requires a separate study, with the corresponding permissions.

Will you remove a partition if its structural role is unclear?

No. Until a technical opinion confirms that it is not load-bearing, it stays in place. We flag this in the quotation rather than take the risk on site.

What about asbestos or lead?

These materials are the province of certified companies and regulated channels: we do not work on them. The pre-works surveys must be carried out beforehand, and the scope of the strip-out is set in the light of their findings.

Can you work in a co-owned building?

Yes, allowing for permitted working hours, protection of communal areas and the organisation of waste removal. These constraints are built into the programme.
